We always welcome new landlords and like to meet face to face where possible. We take the time to understand the rental history of the property, your aims for the future of the property and any maintenance issues that may be on the horizon. We conduct research into the rental market in the area, give a rental valuation and offer advice on furnishings, fittings, and anything else that may increase the rent in the long run. We then take the time to get great photographs and write a punchy description to attract tenants.
We effectively market properties through multiple channels, including Rightmove, Onthemarket, social media and our own website. We are working hard to build our social profiles to effectively advertise to and communicate with tenants and have seen a huge surge in engagement. Our marketing team has also launched an exclusive resident’s app which gives tenants another way to access their tenancy documents and communicate with the lettings team.
Conduct viewings face to face with evening and weekend slots available. When a development attracts a lot of attention, we hold weekend open days, allowing prospective tenants to view without booking appointments.
We offer Virtual Viewing tours and Open Days. The importance of signage should not be underestimated, and our prominent "To Let" boards are displayed on all vacant properties with billboards being displayed at larger developments.
When an application is received, advise landlord and if suitable,
begin tenancy checks on applicant(s). These include:
Credit check
Right to rent
ID check
Landlord and employer references
Affordability checks
Once checks are returned clear, a move in date is arranged and Inventory & Schedule of Condition conducted by the letting agent.
On the day of move-in, the tenant signs the relevant tenancy documents and countersigns the Inventory & Schedule of Condition document. The deposit is paid (held in the government deposit protection scheme) and the tenant receives keys and fobs.
During the tenancy, we will:
Rent will be collected monthly and paid to the landlord on an agreed date.
We ensure all landlord certificates are up to date and in place
Utilise our in-house maintenance teams to ensure that any works required are carried out in an efficient manner and to the highest possible standard
If a rent payment is late from the tenant, our team will chase and advise the landlord on a suitable course of action
We conduct a property inspection 4 months after the tenant moves in (free of charge). Additional inspections can be arranged upon request.
If the tenant hands in their notice, we will arrange a move out date, a property inspection if necessary, a reduction to their returned deposit to cover any works that need undertaking in the apartment.
Tenancy renewals can be agreed upon request, by both tenants or landlord.

As landlords of a large property portfolio, the Heaton family understood the challenges property management from a landlord’s perspective and were able to use this experience to inform the HG Premier Lettings property management process.
Since 2008, our offering has grown substantially. With almost twenty members of staff managing over 800 properties all around the Northwest from two branches. We manage blocks of apartments, houses, and apartments.
Around 30% of properties in our management portfolio are owned by overseas landlords. Most of these landlords have bought an investment property through Heaton Group and have decided to work with HG Premier Lettings for the ongoing management.
