HG Premier Lettings is an independent, family run lettings agency with two branches in the North-West. We take pride in offering landlords an expert property management service.

New landlord onboarding

We always welcome new landlords and like to meet face to face where possible. We take the time to understand the rental history of the property, your aims for the future of the property and any maintenance issues that may be on the horizon. We conduct research into the rental market in the area, give a rental valuation and offer advice on furnishings, fittings, and anything else that may increase the rent in the long run. We then take the time to get great photographs and write a punchy description to attract tenants.

Marketing

We effectively market properties through multiple channels, including Rightmove, Onthemarket, social media and our own website. We are working hard to build our social profiles to effectively advertise to and communicate with tenants and have seen a huge surge in engagement. Our marketing team has also launched an exclusive resident’s app which gives tenants another way to access their tenancy documents and communicate with the lettings team.

Viewings

Conduct viewings face to face with evening and weekend slots available. When a development attracts a lot of attention, we hold weekend open days, allowing prospective tenants to view without booking appointments.

We offer Virtual Viewing tours and Open Days. The importance of signage should not be underestimated, and our prominent "To Let" boards are displayed on all vacant properties with billboards being displayed at larger developments.

Application & Checks

When an application is received, advise landlord and if suitable,
begin tenancy checks on applicant(s). These include:

Credit check
Right to rent
ID check
Landlord and employer references
Affordability checks

Once checks are returned clear, a move in date is arranged and Inventory & Schedule of Condition conducted by the letting agent.

Move-ins

On the day of move-in, the tenant signs the relevant tenancy documents and countersigns the Inventory & Schedule of Condition document. The deposit is paid (held in the government deposit protection scheme) and the tenant receives keys and fobs.

Ongoing Management

During the tenancy, we will:

Rent will be collected monthly and paid to the landlord on an agreed date.

We ensure all landlord certificates are up to date and in place

Utilise our in-house maintenance teams to ensure that any works required are carried out in an efficient manner and to the highest possible standard

If a rent payment is late from the tenant, our team will chase and advise the landlord on a suitable course of action

We conduct a property inspection 4 months after the tenant moves in (free of charge). Additional inspections can be arranged upon request.

If the tenant hands in their notice, we will arrange a move out date, a property inspection if necessary, a reduction to their returned deposit to cover any works that need undertaking in the apartment.

Tenancy renewals can be agreed upon request, by both tenants or landlord.

History

HG Premier Lettings was established in 2008 to better serve Heaton Group’s own large and varied property portfolio.

As landlords of a large property portfolio, the Heaton family understood the challenges property management from a landlord’s perspective and were able to use this experience to inform the HG Premier Lettings property management process.

Since 2008, our offering has grown substantially. With almost twenty members of staff managing over 800 properties all around the Northwest from two branches. We manage blocks of apartments, houses, and apartments.

Fully Managed Service

1/ Advertising property​

To ensure your property received the maximum exposure, it will be advertised using the latest technology and in the most prominent places.
The property will be advertised on Rightmove, Zoopla, HG Premier Lettings website and will feature virtual video tours and 360 degree photographs.

2/ Marketing property through social media​

As part of our fully managed service, we also ensure that the property is advertised on social media.
We run a number of social media channels and the property will be advertised across all (including Facebook, Twitter and Instagram).

3/ Managing enquiries​

As part of our service to you, we will ensure that the properties are marketed in the most efficient and prominent manner.
This includes liaising with our database of waiting tenants and ensuring that any suitable applicant for the property is offered the chance to view the property as a matter of urgency.

4/ Conducting Viewings

Our experienced viewing assistant will carry out all viewings at the property and ensure they are on hand to answer any questions that the tenant may have.
In relation to the property, the area or the rental process. Where necessary we will also carry out open days in person and virtually.

5/ Conduct Background and Credit Referencing Checks

Once a suitable tenant has been selected for your property, we will carry out thorough background and credit referencing checks.
This includes employment, landlord history, income reports, credit and address history.

6/ Manage deposits​

All tenants will pay deposit upon moving in to the property.
This is limited to a figure equivalent to 5 weeks rent and we shall register it in an approved scheme.

7/ Schedule inventory

On the day of move in, we will carry out a thorough photographic inventory and schedule of condition of the property.
We will ensure that meter readings are up to date and notify the utility companies of the new tenant moving in to the property.

8/ Ensure landlord certificates are up to date​

As part of the move in process we will ensure that all the relevant legal certificates are up to date and provided to the tenant ahead of move in.
This includes Gas Safety Certificates, EICR and Energy Performance Certificates and we will ensure that these are kept in date throughout our management of the property.

9/ Tenant management service​

Once the tenants has moved in to the property, this is when we will always be on hand to assist with any issues that arise either for yourself or the tenants.
We will co-ordinate any required maintenance issues with our in house maintenance team to ensure that it is done in the quickest possible manner and to the highest standard. We will ensure that the rent is paid on time with our in house accounts team and ensure that you are kept up to date at all times.

Overseas or Remote Landlords

Around 30% of properties in our management portfolio are owned by overseas landlords. Most of these landlords have bought an investment property through Heaton Group and have decided to work with HG Premier Lettings for the ongoing management.

This is an excellent option for overseas landlords for several reasons:

  • Removes the difficult process of trying to find a trustworthy lettings agent remotely
  • Seamless handover from sales to lettings, allowing the apartment to be let in the shortest timescale possible once building work complete
  • The lettings team already know the apartment block well and will have professional photographs to advertise with from the start
  • All our documents can be e-signed, making it easy to sign agreements remotely
  • Introduction to the lettings team from one of our Property Investment Advisors
  • We deal with most tenant queries without having to involve the landlord.

Depending on the landlords desired level of involvement, we are also able to deal with many of the smaller maintenance requests without constantly checking in; we can offer a very “hands off” experience.
